VA IRRRL Seasoning Requirements

How soon can you use a VA IRRRL?

VA IRRRLs are subject to federal and VA seasoning protections, so a new streamline refinance cannot simply close immediately after the existing VA loan. The lender must confirm that the current loan has met the applicable timing and payment requirements before closing the IRRRL.

Why seasoning exists

Seasoning rules help protect veterans from repeated refinancing that produces fees without enough borrower benefit. They work alongside the Net Tangible Benefit and recoupment protections.

What dates matter?

The lender will review the existing loan’s closing and payment history and determine the earliest permissible closing date under current rules. Because the exact calculation depends on the loan record and current guidance, borrowers should not plan a closing date from a generic online estimate alone.

Mortgage payment history

Individual lenders may also apply mortgage-payment-history standards or other overlays. Ask the lender to identify whether a requirement comes from the VA program, federal law, the lender or the investor purchasing the loan.

Seasoning is only one test
